The suburb has two distinct kinds of property, and they need two different systems.

Acreage, hobby farms and Swan Valley properties

Large blocks, big shed rooflines, bore pumps and reticulation running through the middle of the day, often three-phase supply, and frequently a second meter. Daytime load on these properties is high and predictable, which is genuinely good news, because self-consumed solar is worth roughly fifteen times more than exported solar under current WA rules. The design questions are where to put the array (house roof, shed roof, or split across both), how to handle a long DC or AC run from an outbuilding, and whether the pump load justifies a larger inverter.

Modern homes, mostly Colorbond or concrete tile, good roof pitch, single-phase, and often already reasonably efficient. These are straightforward installs. The variables are roof orientation, whether to size for a future battery and EV, and how to avoid the export cap eating your generation.

Bushfire (BAL) overlays affect a lot of Upper Swan lots.

Interest-free loan. Households earning under $210,000 can access a no-interest loan of $2,001–$10,000 over 3–10 years, administered by Plenti.

The conditions that catch people out: the solar battery must be on the approved list, installed by an accredited installer, and enrolled in an approved Virtual Power Plant. We are SAA-accredited and handle the rebate paperwork, the Synergy application and the Western Power approval for you.

Why a battery changes the maths in Upper Swan

Synergy’s residential A1 tariff sits around 32 cents per kWh for power you buy. Under the Distributed Energy Buyback Scheme, solar you export during the middle of the day earns as little as 2 cents per kWh.

That gap is the entire argument. Every kilowatt-hour you store and use in the evening instead of exporting and re-buying is worth roughly thirty cents. For a household with a decent evening load, a 10 kWh battery typically shifts $900–$1,400 a year off the bill.

Rules changed on 1 May 2026. Systems commissioned from that date need remote disconnection capability to retain full DEBS access, without it, exports are capped at 1.5 kW. Systems installed before that date are grandfathered. If your system predates the change, do not let anyone tell you it needs replacing; if you are installing now, make sure whoever quotes you can explain how they are handling it.
